CeMAP or the CII route?

To advise on mortgages in the UK you need a qualification on the FCA's list. Two are still offered for new candidates: CeMAP from Walbrook Institute London, and the CII's Certificate in Mortgage Advice. Both fully meet the requirement; they differ in how the exams are split up, how long they take and what they cost.

From the CeMAP specification, the CII's qualification page and specification, and the FCA's list of appropriate qualifications. Checked 6 November 2026.

Which suits you

CeMAP if you want shorter exams you can sit one at a time from home, whenever you're ready. Each of the first four is an hour long, and the case-study unit comes last, once you know the material.

The CII route if you've already passed CF1 or R01 for another CII qualification: you'd only need CF6. It's fewer exams, but each is longer, and CF6 alone runs to three hours.

Whichever you choose, case studies carry a lot of the marks: 30 of the 80 across FRE1 and FRE2, and all 60 in CeMAP's final unit; 25 of the 100 questions in CF6.

If you want to advise on equity release

Neither qualification covers it on its own. Equity release is a separate activity on the FCA's list, with its own qualifications: Walbrook's Certificate in Regulated Equity Release (CeRER), which builds on CeMAP, and the CII's Certificate in Equity Release.

Questions

Is CeMAP or the CII certificate better?
Neither is better for the job itself: both are on the FCA's list as fully meeting the qualification requirement for advising on regulated mortgages. CeMAP splits the syllabus into five shorter exams you sit from home. The CII route is two longer exams, and saves you one if you already hold CF1 or R01 from another CII qualification.
Do I need CeMAP to be a mortgage adviser?
You need an appropriate qualification on the FCA's list to advise on regulated mortgage contracts. CeMAP is one; the CII's Certificate in Mortgage Advice is the other main one still offered.
Does CeMAP or the CII certificate cover equity release?
No. Advising on equity release is a separate activity on the FCA's list and needs its own qualification: Walbrook's Certificate in Regulated Equity Release (CeRER), which builds on CeMAP, or the CII's Certificate in Equity Release.
How long does CeMAP take compared with the CII route?
Walbrook puts CeMAP at 250 hours of study across five units, and gives you 18 months from registration to finish. The CII puts its Certificate in Mortgage Advice at 160 hours across two units. If you register for CeMAP units separately, you get 12 months per module instead.
